Real Estate Info

Learn about the market and how to buy your new dream home or sell your existing home (or perhaps both). Just click below on the subject that you are interested in.

BUYING

STEPPING ON OR STEPPING UP THE PROPERTY LADDER

Begin by knowing what you are looking for. Know the general area you are looking in and have an idea if you are looking for a new or older home, how big, how many bedrooms and bathrooms. Are you willing to renovate? Are schools or hospitals important? What special features do you need or want? Further it is always a good idea to pre-qualify for a mortgage so you know the price range you should look in.Now your search begins. I can help you by screening available properties to ensure they meet your needs. I will provide you with important local information including real estate values, taxes, utility costs, services, and amenities and be with you to write your offer and manage negotiations.

Once you find a home that suits you, you will have to make an offer. Your offer, once accepted by the vendor is a legally binding contract, but you may safeguard yourself with “subjects”, eg offer subject to sale of purchasers home. These subjects protect you against unforseen circumstances. The vendor may accept your offer, as is, reject your offer totally, or counter offer. After your offer is accepted you will need to arrange a home inspection. You will also need to arrange for homeowners insurance and finalize the mortgage, which will include an appraisal for your lender performed by a certified real estate appraiser.

You will require a lawyer to arrange the conveyancing. The lawyer will work out your share of property taxes, utility bills, including such items as oil left in the tank, etc. On closing day, you will meet at your lawyers office to go over and sign all the necessary paperwork.Once completed the home is yours to move into!

Selling

SELLING YOUR HOME ON PEI

I will use my knowledge to ensure that your property is marketed at a price that best reflects its value. I bring my own experience as well as the marketing power of Royal LePage, a leading force in the real estate industry with a 6000 strong sales force to make certain that you get the best results possible. During the listing I am always available to discuss the marketing of your home. I am a full time realtor. This is all I do. I am always only a call away to answer your concerns.I will make recommendations to enhance the marketability of your property. These may include such small, inexpensive touches as, keeping your lawn cut, decks and walkways swept, cleaning basement, attic or garage and making sure that all repairs are done and appliances and other features working. I am available to recommend on the advisability of certain renovations as they would pertain to profitability (seeing a return on the investment).

I will use all available means of marketing your property including signs, media advertising and internet advertising as well as at our electronic kiosk at County Fair Mall, Summerside, Prince Edward Island. I will show your property to pre-qualified buyers as well as holding periodic Open Houses. When a potential buyer makes an offer I will assist with negotiations, and provide an estimate of your net sales proceeds, so you understand all implications prior to any acceptance. I am your partner throughout the process of selling your home. You can count on my integrity and the integrity of Royal LePage and the complete Royal LePage team to be there when you need us. If I can help you sell your home and perhaps look for the next place you will call home, just give me a call.

Financing

ABOUT FINANCING YOUR HOME PURCHASE

What can you afford? You may be able to secure a mortgage based on a payment not exceeding 32% of your gross monthly income and not exceeding 40% of your monthly income including mortgage, car payments, credit card payments, alimony/child support etc. Income is considered to include income from employment supported by T4s, your spouses income also supported by T4s, business or self-employment income supported by documentation, investment income, rent from other properties (if rental is legal), rent from this property (if to be rented and assuming that such rental is legal),and any other documented source of legal incomeFor consideration in the 40% maximum debt service ratio are, in addition to the mortgage payment, credit cards inc Visa, MasterCard, Amex and department stores and fuel companies, car payments, alimony/child support and any other regular payment or loan.

I advise visiting your lending institution first and securing a pre-approved Mortgage Certificate. This ensures that you are ready to buy and looking in your price range. It also lets vendors know that you are serious.

If you are having difficulty securing financing through regular means. let me put you in touch with mortgage professionals who may be able to help. Those with less income than normal for qualification may still secure a mortgage if they have a large downpayment. Mortgage professionals may be in a position to find you a private mortgage or develop a creative mortgage solution to meet your needs.

Moving

A STRESS-FREE MOVING DAY

• Pack a moving day "survival kit".
• Have a box or backpack with everything you'll need the day of the move, and the night and morning after, and bring it with you in the car or as checked luggage on the plane. Include items like toiletries, a change of clothes, sheets, towels, shampoo, soap, paper towels, coffee mugs and paper plates. Include important papers like insurance policies, birth certificates, etc. And don't forget a big blanket or sheet to sit on so you can have a "picnic" and not worry about dirty floors.
• Set aside special boxes for your kids' important stuff, too.
• Clothes, special toys and blankets, books, photos, toothbrushes and pyjamas - ensure they have easy access to everything they need to feel at home in their new space.
• Colour code boxes. Assign each room in your new place a colour. (Red for the kitchen, blue for the master bedroom, etc.) Put a sticker of the appropriate colour on each box - and a corresponding sticker on the door of each room. It's a great way to avoid confusion, especially if movers can't tell which is "Max's room" and which is "Emily's room." Assign boxes "load last" which includes vital kitchen stuff, linens, kids' items and other things you'll need right away should be loaded last and unloaded first. Mark them clearly.
• Get a sitter.
• Have someone you trust take care of kids and/or pets for the day. That way they won't get stressed out by the upheaval, and you won't have to worry about them getting underfoot.
• Clear a path.
• Make sure there's a spot for the moving truck to park, and that there are no plants, boxes or furniture blocking doorways and walkways. Remove rugs, disconnect the spring from the screen door and prop open doors than swing shut.
• Get rid of last-minute garbage.
• Ask your neighbours if you can use their containers to toss any remaining trash. Make sure any hazardous or flammable waste is disposed of properly.
• Check the meters.
• Take note of your utility meter readings so you don't end up paying for someone else's use.
• Do a final check.
• Do one last walk-through to make sure you haven't missed anything. Don't forget closets, cupboards and crawl spaces.
• Turn the furnace/AC .
• Turn off all the lights, shut all the windows and lock the doors. • Hand over the keys. Leave them with the landlord or new owner.

At your new home

• Unload the "load last/unload first" boxes.
• Make sure they can be easily accessed once they're inside.
• Supervise the rest of the unloading.
• See that the right boxes are going to the right rooms.
• Set up beds first. Before unpacking or setting up anything else, ensure everyone has a comfortable place to sleep.
• Kitchen essentials next. After sleep comes food. Pull out the coffee maker, the toaster and maybe a frying pan for scrambled eggs so you can have breakfast in the AM.
• Enjoy your new home
